Carina and Carina Heights are mostly post-war suburbs; Carina Heights takes its name from the rise near Creek Road. Carina had several Housing Commission estates, and in Carina Heights house subdivisions spread south and east through the sixties, with the southernmost part only subdivided for housing in the eighties. That leaves a mix of mid-century houses on regular suburban lots, and many of those older houses are the starting point for a knockdown rebuild.

The character overlay that dominates the planning conversation in Camp Hill next door barely features here. Carina has almost no Traditional building character overlay mapping and Carina Heights has none, and neither suburb has Character residential zoning. For most owners that takes the demolition question off the table, although your individual lot is still worth checking.

The ground and the water do the work instead. A ridge runs west from Pine Mountain to Whites Hill, and a large part of Carina Heights, which takes in part of Whites Hill Reserve, is in the bushfire overlay. To the east, Carina falls toward Bulimba Creek, and creek flood planning areas cover a good share of its lower ground. Much of Carina also sits in the River gateway neighbourhood plan, with a north-eastern pocket in the Carina and Carindale plan.

Rickwood House in Carina is a two-storey Hamptons home in light grey weatherboard, with a recessed balcony, a mudroom with built-in bench seating and a long rectangular pool behind the covered outdoor area. Florence House, also in Carina, is a monochrome modern home in vertical cladding and smooth render, with fluted joinery in the kitchen. Mons House in Carina Heights is a contemporary Hamptons home entered past feature stonework into a double-height void, with an outdoor kitchen beside the pool.

On a Carina or Carina Heights block, the early checks are flood mapping on the lower streets and bushfire mapping near Whites Hill.
