What Shapes a Coorparoo Block?

Coorparoo is a suburb of ridges and low ground. The Cavendish Road ridgeline carried the grander interwar houses, and the lots below it step down toward Coorparoo Creek and Bridgewater Creek, which join Norman Creek on the flatter plains. Which of those two settings your block sits in decides most of what follows.

On the lower streets, water is the first conversation. Parts of Coorparoo sit inside Council's creek flood planning areas or carry overland flow paths, and some low-lying land is also in the Brisbane River flood planning area. That sets a minimum floor level and can push the home up or across the block. Kelsey House is the local example: it was built on a raised platform to meet overland flow requirements.

Higher up, the character question comes first. A good share of Coorparoo is in the Traditional building character overlay, with pockets zoned Character residential, and much of the suburb sits under the Coorparoo and districts neighbourhood plan, which aims to provide for housing diversity while protecting valued character housing. A large part also falls in the Eastern corridor neighbourhood plan, so which plan governs your lot depends on the street. On the slopes in between, a three-level design with the garage underneath, as at Waverley House, often fits better than a single cut-and-fill platform.

Coorparoo Homes We Have Completed

Waverley House is a contemporary three-level home that uses its sloping site for an undercroft garage, with the living spaces above and a pool beside a feature stone wall. Kelsey House is a Hamptons-inspired family home in light grey weatherboard, raised on a platform to meet overland flow requirements, with a covered rear deck above the pool oriented toward leafy park views. Between them they cover the two Coorparoo site types we meet most: the slope and the flow path.

Procyon House is our next Coorparoo home, and its project page shows the concept imagery. For more finished work close by, our Camp Hill homes are just over the suburb boundary and Wylma House is in neighbouring Greenslopes.

How a Coorparoo Build Runs

A Coorparoo project usually starts with the flood and overlay check, because both can change the brief. From there you can bring us your architect's drawings to build, or have us handle the design and the construction together. Either way the pricing is itemised and transparent, so a higher floor level or extra retaining on a Coorparoo slope shows up as its own line early in the design. The stages are laid out on our process page. During construction your site supervisor is on the Coorparoo site and is the person you deal with day to day, and our Logan Road office is a few minutes away for selections meetings.

Questions

Questions About Building in Coorparoo

Have you built homes in Coorparoo?

Yes. Waverley House and Kelsey House are completed Coorparoo homes, and Procyon House is in design. Both finished homes are on our projects page with full galleries.

Can I knock down my Coorparoo house and rebuild?

It depends on the overlay and the age of the house. Much of Coorparoo is in the Traditional building character overlay, and an older house in it can only come down with Council approval. Search your address on City Plan online (opens in a new tab) to see the overlays, or let us check it in the feasibility review.

My Coorparoo block slopes. What does that mean for the design?

Usually more levels, not more fill. Waverley House stepped over three levels with the garage underneath, which kept the main living spaces together above it. We price the retaining and drainage at feasibility so the slope is accounted for before you commit.

Will you build from plans my architect has drawn?

Yes. We build from existing architectural plans, and we also offer design and construct for Coorparoo clients who would rather have one team responsible for both. If your plans were drawn before a flood check, we flag anything that affects the floor level before pricing.

How do I find out what my Coorparoo block allows?

Start with the free site feasibility check. It reviews your Coorparoo address against the flood lines, the overlays, the zoning, the fall and the street access, and ends with a plain answer on what it takes to build there.

Do I need a flood report for a Coorparoo block near the creek?

On the lower streets near Coorparoo Creek or Norman Creek, it is worth having one. Council's FloodWise Property Report (opens in a new tab) gives estimated flood levels for a property and helps determine the minimum habitable floor level for a new home. We go through it with you at feasibility.
