What We Look for on a Greenslopes Block

Greenslopes was subdivided long before it filled up, and the result is a suburb where large blocks sit beside much smaller allotments in the same street. Houses spread along Logan Road once the tramline came through, and the wealthier early residents built architect-designed homes on the hilltops, including the high ground around Stephens Mountain.

Nearly all of Greenslopes sits within the Coorparoo and districts neighbourhood plan, which sets out to retain identified character housing and traditional streetscapes. Much of Greenslopes is in the Traditional building character overlay, and the suburb has more pre-1911 building overlay sites than Camp Hill, Coorparoo or Norman Park. A pre-1911 house is a different conversation from an interwar one, because Council only allows its demolition in narrow circumstances. The plan's precincts include Logan Road, the Greenslopes Private Hospital, Stephens Mountain and Earl Street, and it expects development near Stephens Mountain to be sensitive to the natural topography.

Down the hill, Norman Creek runs as a concrete channel past the parks and sporting fields, and Ekibin Creek also crosses the suburb, so lower blocks can carry flood planning areas. A good part of Greenslopes is zoned Character residential, much of it in the Infill housing precinct, which is where smaller lots and more compact homes come into play. On those sites the small lot rules and a tight footprint shape the design as much as the brief does.

Homes We Have Built in Greenslopes

Wylma House is a two-storey home with a white exterior, gabled rooflines and a rendered chimney, a curved staircase in a double-height entry, and a pool beside the covered alfresco. Bunya House brings Hamptons detailing to an inner-city block and finishes with a rooftop terrace looking across the Brisbane skyline. Nicholson House is a symmetrical blue-and-white Hamptons home with a front balcony, chevron timber floors and a pool off the outdoor entertaining area.

Between them they cover the range we build in Greenslopes, from coastal character to classic Hamptons. Over the boundary, Harold House in Holland Park shows how we handle a steeper site, with its pool set into the natural fall.

Building in Greenslopes, From Our Own Suburb

Building in the same suburb as our office changes the logistics. Site meetings, selections appointments and a quick look at an issue on a Greenslopes site all happen without a long drive, and you can call in to Logan Road by appointment to go over drawings. We build either from your architect's plans or as design and construct, with itemised pricing so you can see each cost as the design takes shape. Once your design and inclusions are final we prepare the HIA New Home Construction Contract, and we lodge the approvals on your behalf. The full sequence is on our process page. Your site supervisor runs the Greenslopes job day to day and is your first contact once construction starts.

Questions

Greenslopes Questions, Answered

Have you built in Greenslopes?

Yes, and our office is here. Wylma House, Bunya House and Nicholson House are completed Greenslopes homes, all on our projects page.

Can my Greenslopes house be knocked down?

It depends on the overlays. A house in the pre-1911 building overlay is very hard to demolish, and an older house in the Traditional building character overlay needs Council approval first. Check your property on City Plan online (opens in a new tab), or we check it as part of the feasibility review.

What if my Greenslopes block is steep or narrow?

Both turn up here. On a steep block we step the home with the land; on a narrow one we plan the layout around light, privacy and parking from the start. Either way, retaining and access costs are part of the feasibility, not a surprise later.

Do you design the house or build from my plans?

Both. If you already have plans from an architect, we build them. If you would rather one team owns the result from first sketch to handover, we design and construct, and being based in Greenslopes makes design meetings easy to fit in.

Is my Greenslopes block suitable for a new home?

Ask for the free site feasibility check. It covers the zoning, overlays, flood mapping, slope and lot size of your Greenslopes address and finishes with what a build there would realistically need.

Does the small lot code apply to my Greenslopes block?

If your lot is under 450 m², yes. City Plan's Dwelling house (small lot) code sets its own siting rules for those lots, and they shape how the house sits on the block. We design to them from the first sketch.
